| The Certified Mortgage Servicer (CMS) Specialist Designation recognizes an individual's superior knowledge and experience in residential servicing practices, theories and applications. CMS designees become members of an elite network of loan administration professionals. This progressive curriculum establishes the standard of training for servicing professionals. |
You may choose from any of the following mortgage servicing tracks:
- Track 1: Loan Administration
- Track 2: Financial Controls & Investor Administration
- Track 3: Default Administration
Candidate Profile
- Individuals with four or more years mortgage servicing experience.
- Individuals who have completed the Mortgage Servicer Achievement Certificate (CMS Level I) and Professional Certificate (CMS Level II).
CMS Learning Path
The Mortgage Servicer Specialist Designation is the third and final level (Level III) in the Certified Mortgage Servicer (CMS) learning path.

The cost of courses is not included in the enrollment fee. Certificate and designation enrollments fees are non-refundable and non-transferable.
2. Complete the coursework. Complete the School of Mortgage Servicing classroom-based course. Search for upcoming School of Mortgage Servicing courses and other classroom-based courses on our Classroom-Based Courses search grid. Scheduled courses may also be listed under Upcoming Events on the right-hand side of this page.
Note: The School of Mortgage Servicing replaces the previous classroom course requirements of Best Practices – Loan Administration, Best-Practices – Financial Controls and Investor Administration, and Best Practices – Default Administration.
3. Pass the test.Pass the CMS Level III comprehensive exam. There is an additional fee for this exam:

4. Get recognized. Upon successfully completion of all three levels, you will receive the CMS Designation at MBA's National Mortgage Servicing Conference.
5. Complete continuing education. Maintain your designation by completing five points of continuing education every two years. Continuing education can be earned by successfully completing one of the applicable CMS courses not previously taken or by attending MBA conferences and/or conventions. Prior to the end of the two-year period, designees must complete the CMS Continuing Education Reporting Form and submit it with a $100 re-accreditation fee.
