A Renewed Focus on FHA and VA Lending by John Golden, Vice President of Education, Mortgage Bankers Association
Thank you to everyone who contacted me about our FHA training and education programs and talked to me about the renewed focus
many of you are putting on originating FHA loans. It is amazing to think that the FHA has been helping people buy homes since
1934 and the recent refocus on leveraging it really confirms that old saying “What’s old is new.”
When the FHA was originally created by congress there were significant economic issues in the country with construction industry
job losses. There was also a general difficulty in qualifying for mortgage loans; indeed mortgage loan terms were limited
to 50 percent of the property's market value, with a repayment schedule spread over three to five years and ending with a
balloon payment. The FHA, therefore, was a major contributor to beginning the process of migrating America from a nation of
renters to a nation of homeowners. To put that in context, the FHA has insured over 34 million home mortgages and 47,205 multifamily
mortgages since 1934.
Although the mortgage industry has evolved and progressed to include the multitude of loan products and ways to finance homeownership
that we experience today, the recent turmoil has demonstrated that there is still a significant role for the FHA to play in

School of Mortgage Banking Graduation
On Friday, August 24, CampusMBA graduated 31 new Accredited Mortgage Professionals (AMPs) who completed the School of Mortgage Banking Course III in Washington, DC.
The quality of the graduates - combined with the time, energy, and enthusiasm they invested in the class - was truly outstanding.
During the week, participants spent many additional hours, late into the evenings, working on group projects, the outcome
of which produced work of the highest standard. Participants enjoyed a field trip to the Federal Reserve Bank with the opportunity
to address questions to staff economists and to visit the Board of Governors board room. John Golden, Vice President of Education
for the MBA was the keynote graduation speaker. In his remarks, he commended all graduates for joining an elite group of
Accredited Mortgage Professionals with dedication to their profession, their education and to their industry.
Congratulations to the August 2007 School of Mortgage Banking graduating class.

Willis Bryant Award
A highlight of each School of Mortgage Banking graduation, is the announcement of the Willis Bryant Award winner. The Willis
Bryant Award recognizes outstanding academic achievement in the three courses of CampusMBA's School of Mortgage Banking (SOMB).
To qualify, a student must achieve a grade of "excellent" on all SOMB exams and demonstrate exceptional leadership qualities
in both the classroom and when interacting with other students. Learn more about the Willis Bryant Award.

The August 2007 Willis Bryant Award winner was Tom Harms, AMP. Harms is Director of the Residential Lending Team of State Farm Bank, located at the company's headquarters in Bloomington,
Illinois.
Since joining State Farm in 1996, Harms worked as a business analyst in Accounting Procedures and the Systems department until
December 2000. He then joined State Farm Bank as the Residential Mortgage Assistant and assumed the position of Manager –
Residential Lending in June of 2002. Harms assumed his current position in March of 2004.

Susan C. Sheffer, CMB, AMP, is the Northeast Sales Director for GMAC Residential Funding in Minneapolis, Minnesota. She has
been committed to the correspondent mortgage banking business for the last 20 years, starting out in underwriting and quality
Control.
Ms. Sheffer quickly gravitated to correspondent sales with a servicing retained investor owned by Travelers Insurance Company,
The Massachusetts Company. There, Ms. Sheffer gained a solid foundation in correspondent lending and was supported in her
endeavor to complete MBA's School of Mortgage Banking (SOMB) in 2 years.
The next few years Ms. Sheffer spent in various capacities of sales and management with Countrywide and Indymac, and was fortunate
that these companies supported and encouraged the CMB Program.
When did you earn your CMB and what challenges did you face during the process?
I have been a CMB for almost 2 years. Immediately following my graduation from SOMB, I was interested in pursuing the CMB
designation. Obtaining my CMB was important to me both for personal fulfillment and career advancement. With the housing market
quickly turning, this endeavor became more of a priority. My CMB allowed me to focus on those areas of mortgage banking where
I had less experience. My biggest challenge during the process was the lack of "time." I was traveling extensively and time
management was key.
How has the CMB designation impacted your career?
The CMB had an immediate and positive impact on my career. It allowed me to place my career in perspective and those areas
of mortgage banking which I have enjoyed most: my clients. The CMB designation holds instant credibility and has allowed me
to take more of a "consultative" approach to my clients and their different business models. As a Sales Director of GMAC Residential
Funding, I hope to continue to sponsor additional CMB candidates and further promote the importance of the CMB designation.
What advice do you have for CMB candidates and potential candidates?
If you are committed to a career in mortgage banking, pursuing a CMB should be a priority as it is quickly becoming the standard
for top mortgage companies and investors.
